An industrial theme flooring can be considered epoxy flooring paint or coating other than floor tiles finishes.

Preparation work for Epoxy Flooring
The is required to be cleaned and remove all the residues or oil stain if any. For a rustic look, you may accept the existing uneven or crack line surface to make it look as original.
One coat of primer coating is required to applied to ensure the bonding of the finishing coat is even and increase the adhesiveness.
Well mix the two part of paint and the hardener and apply it with paint roller on one direction. Do allow of each coating of curing for at least 2 hours and final coat for 8 hours prior any traffic.
Thinner can be used for cleaning purposes and keep your brush and edges neat and tidy.
Do ensure you wear mask when application is on going and the room is well ventilated.
Apply of Epoxy Coating or Paint
If your flooring is concrete/ cement finishes, epoxy flooring is easy to apply.
The epoxy flooring finish is widely used on industrial theme design, such as office, warehouse, car park flooring and some of residential flooring too.
The solid and semi-glossy is a cool feeling and easily maintenance with normal cleaning methods. The easy application and reasonable cost is most important why owner is like the epoxy coating.
For highly traffic area like corridor, working place etc., the worn off of the paint surface is expected to compare with others low traffic area. Re-coating is required from time to time to maintain the good condition of the surface appearance.
Removal of Epoxy Coat/ Paint on Flooring
Some owner is concerned when you need to return the unit and required the floor to be reinstated to original condition, you need to grinding off or remove the paint.
Most of reinstatement work, the owner or management will require the tenant to remove the epoxy paint. The grinding off the coating with machine and it can be removed it if the sub base is concrete. For cement screed based, the grinding off process may damage the cement screed, where repair work to cement screed may needed. Another problem will be the dust generating during the grinding process need to be well control.
